Every home is newly constructed and professionally maintained.

Rental rates include:

  • 4-bedroom cottage: $3,200 per month
  • 3-bedroom cottage: $3,000 per month
  • 3-bedroom duplex: $2,850 per month

Before move-in, residents must provide:

  • First month's rent
  • A security deposit equal to one month's rent

Additional deposits may apply for approved pets.

Applicants should have:

  • A credit score of at least 600
  • Verifiable income equal to three times the monthly rent
  • Positive landlord references
  • A successful background, criminal, and credit check
  • A strong utility payment history

All applications are reviewed individually.

Yes. Cats and dogs are permitted with approval.

A refundable pet deposit of $250 is required. The deposit is fully refundable provided there is no pet-related damage to the home. Certain breed and weight restrictions may apply. Exotic pets are not permitted.

No. Homes do not include fenced yards, and residents may not install fencing without owner approval.

Utilities are not included in the monthly rent.

Residents are responsible for:

  • Internet service

The community includes:

  • Community landscaping
  • Snow removal from roadways and sidewalks

Dover Air Force Base is approximately 3.6 miles from the community, making Eden Hill Village a convenient option for military personnel and civilian employees.

Lewes and Rehoboth Beach are approximately 41 miles south of the community, making beach trips convenient for residents.

Maintenance requests are managed by onsite staff through Sterling Real Estate. Routine maintenance is covered by the landlord unless the issue was caused by the resident.
